Modular Kitchen Price per Sq Ft: How Quotations Are Worked Out
Quick Answer: A per square foot price is a shortcut for pricing the cabinets, usually measured on the face area of the units. It does not tell you the board, finish, hardware, countertop or appliances. Two companies can quote the same rate and give very different kitchens. Use the rate only as a starting point, then ask for an itemised quote that names every material.
Key Facts:
Companies price a kitchen per square foot, per running foot or unit by unit.
A rate rarely covers countertop, chimney, hob, appliances, tiling or plumbing work.
From our own modular vs carpenter guide: carpenter labour is typically ₹120 to ₹300 per sq ft, and all inclusive carpenter work ₹1,200 to ₹2,800 per sq ft.
Interior Company (February 2026) lists ₹1,200 to 2,200 per sq ft for the kitchen, wardrobe and panelling portion of a 2 BHK.
How do companies calculate a kitchen price?
There are three common ways.
Per square foot. The area of the cabinet fronts is measured and multiplied by a rate. The rate changes with the finish and hardware.
Per running foot. The length of the counter run is multiplied by a rate for base and wall units.
Unit by unit. Every cabinet, drawer, basket and accessory is priced separately and added up.
None of these is wrong. The problem comes when you compare a per square foot quote with a unit by unit quote without knowing what each includes.
What does the rate usually include?
Ask for each of these to be confirmed in writing:
Board for the carcass, shelves and back panel
Shutter finish
Hinges, channels and handles
Edge banding
Installation
What does the rate usually leave out?
Countertop
Sink and tap
Chimney and hob
Built in oven, microwave and dishwasher
Tiling, plumbing and electrical work
False ceiling and lighting
Pull out baskets, corner units and tall units, if not listed
These items change the final bill a lot, so ask which are in and which are out.
Why do rates differ so much?
Because of what sits behind the rate. A rate for a laminate finish on a basic board is not the same product as a rate for a smooth finish on moisture resistant board with soft close hardware. A lower rate often means a lower grade somewhere. The sourced ranges quoted above are wide for this reason.
How do you compare quotes fairly?
Ask each company to list the board, finish and hardware brand.
Ask what is included and excluded.
Convert each quote into the same layout and size.
Compare the total, not only the rate.
Ask about the warranty and who installs.
Our modular kitchen cost guide explains the factors that push prices up or down.
Is the rate negotiable?
Sometimes, but a lower number should come from a clear change in scope or material, not from silently weaker parts. Ask what would change if you want to reduce the price.

Frequently asked questions
What is a fair price per square foot?
It depends on the board, finish and hardware. Use the sourced ranges as a guide, not as a rule for your kitchen.
Does the square foot rate include the countertop?
Often not. Ask.
Is a unit by unit quote better?
It is more detailed, which helps you see where money goes.
Can you give a price without visiting?
We can give a rough idea, but a firm price needs measurements.
